The newer Ashley Park names you can walk into this weekend are an order counter, an office suite and a clinic. None of them sells food.
The center's August brand reveal got people talking about Cooper's Hawk, Jeni's and MINISO. The newer businesses that are actually open are quieter: an IKEA design-and-pick-up counter, a Regus office and a vascular clinic. The center at Highway 34 and Bullsboro Drive is getting more of its mix from appointments and errands, and the restaurants are still signs on a flyer. For a fall weekend, the dates you can count on sit on the event calendar and just outside the center.
IKEA Plan & Order Point. IKEA's own location page lists it at 378 Newnan Crossing Bypass. It's a Plan & Order Point with pick-up, not a full warehouse store. You can book a home-design appointment, look at showroom setups and collect online orders, but you can't pull merchandise off a shelf and take it home. Items are ordered for delivery or pick-up. The page now shows daily hours and active pick-up service. When The City Menus reported the location in March, it expected an April 2026 opening. We couldn't find an exact first day.
Regus. Regus Newnan is in Ashley Park's store directory. It's flexible office space, so it adds weekday traffic of people coming in to work.
United Vein & Vascular. The clinic's own site lists it at 354 Newnan Crossing Bypass, Suite 210, in The Offices of Ashley Park.
The center's promotional material, as The City Menus described it in August, highlights these three among the businesses already open. We couldn't find opening dates for Regus or United Vein. The same report described the overall tenant mix as Ashley Park's effort to expand beyond traditional retail into restaurants, services, workplaces, entertainment and shopping. So far, the services and workplace pieces are the ones that have shown up.
CTO Realty Growth hosted a Private Preview and Brand Reveal in August. The Newnan-Coweta Chamber posted about it, and The City Menus quoted the Chamber's account:
"Guests received an exclusive first look at Ashley Park's refreshed brand, updated leasing vision, and what's ahead for this important part of our community."
According to that coverage, guests ate Italian-inspired food from Positano Pizza Napoletana and saw the refreshed branding and leasing plans. None of the coverage we found mentions a new name, a renovation scope or a redesigned public space. The official site still calls the center Ashley Park Newnan and pitches it around shopping, dining and events. A leasing vision is a plan for which tenants to bring in. On its own, it doesn't put anyone to work in the parking lot.
Here is where each announced business stood as of mid-October 2026, based on the most recent published update we could find for each one.
| Business | Where at Ashley Park | First reported | Latest status |
|---|---|---|---|
| The Tox | Former Amazing Lash Studio space, 362 Newnan Crossing Bypass | May 6, 2026 | Listed as coming soon, no opening date |
| Beignets & Brew | Former Creamistry space beside Frutta Bowls | July 3, 2026 | Listed as coming soon, no opening date |
| Jeni's Splendid Ice Creams | Parking median across from Taco Mama | Construction reported Aug. 16, 2026 | Under construction, no opening date |
| Cooper's Hawk Winery & Restaurants | Freestanding building in the lot next to Georgian Cinemas | Aug. 23, 2026 | No permit, construction or opening update found |
| MINISO | Spot in the center not announced | Aug. 23, 2026 | Listed as coming soon, no timeline |
The Cooper's Hawk details come from a flyer at the center. The rendering shows a freestanding restaurant with a landscaped entrance. Of the five, it's the biggest project and the only one we found no construction or permit report for.
The Tox was announced on May 6, so as of October 12 it has been on the coming-soon list for about five months. Beignets & Brew was announced in early July. Jeni's has been under construction since mid-August, about eight weeks.
The best gauge of whether any of them has opened is The City Menus' running tracker. It says every listed project is "either under construction or opening soon" and that items are deleted once the site hears they're open. As of its October 9, 2026 update, all five Ashley Park names were still on it. The tracker also still lists a proposed Hilton Garden Inn/Hampton Inn for Ashley Park. Until one of them drops off that list or posts hours, a visit to the center this fall means the restaurants already open there.
The center's own calendar has two firm fall dates.
Trick-or-Treating and Fall Festival, Saturday, Oct. 24, 2026, 11 a.m. to 3 p.m. The event listing promises local vendors, face painting, a live band and trick-or-treating through the center. Downtown has a big Saturday the same day: the city lists the Spirits & Spice Festival for Oct. 24 on Explore Newnan-Coweta.
Lights Up, Saturday, Nov. 21, 2026, 2 p.m. to 8 p.m. The Lights Up page is written mainly for vendors. The fee is $50, payable only by check or cashier's check, and it's waived for 501(c)(3) organizations. Applications close October 31, 2026. The 2026 listing doesn't mention a tree lighting, a Santa visit or a concert lineup. Until the center announces a program, all we can confirm is the date and the hours. For a local business or nonprofit thinking about a booth, the October 31 deadline is the date that matters.
The closest firm opening date is just outside the center. Ashley Park's address is 354 Newnan Crossing Bypass, at the corner of Highway 34 and Bullsboro Drive. Sprouts Farmers Market opens at 19 Millard Farmer Industrial Blvd., Suite F, near Millard Farmer Industrial Boulevard and Bullsboro.
According to The City Menus, the grand opening runs Friday, October 16 through Sunday, October 18, 2026, with doors opening at 7 a.m. on Friday. As of this writing, that's four days away. In the October 9 tracker, Sprouts is the only Newnan entry with a firm opening date next to its name.
Further down the same road, Jim 'N Nick's plans a 5,822-square-foot restaurant at 1001 Bullsboro Drive, the former Hooters site. The City Menus reported in September that construction was expected to start around mid-November. No opening date has been announced. If construction starts on schedule, the fence will go up in November, and that's the next visible sign of progress.
Any time during posted hours, the IKEA Plan & Order Point is open for design appointments and order pick-up. If you'd rather spend a weekend downtown, our summer guide to downtown Newnan covers the Court Square side of town, and our Newnan neighborhood page has the broader picture.
